You never pay us. Not once.
No fee, no subscription, no charge of any kind. We only get paid when you get your keys, from the commission the seller already pays, and part of it comes back to you.
Where our money comes from
The seller pays
In almost every home sale in Florida, the seller already pays a commission to the buyer's agent. It doesn't come out of your pocket.
We represent you
Fund2Home works with Miami New Realty, a licensed brokerage, that represents you when you buy. That commission is how we get paid.
Part comes back to you
We share it: part of our commission reaches you as a credit at the closing table, on top of the public assistance we find for you.
estimated closing credit from Fund2Home on a $420,000 home
An estimate of a closing credit, paid from the commission the seller pays only if you sign a buyer representation agreement with Miami New Realty and close with our team. It isn't a balance.
- You earn it goal by goal, from the first month.
- A goal you reach counts toward it; the credit is paid only at closing, if you buy with our team.
- It reaches you at the closing table, with the public assistance.
Example with an FHA loan and 3.5% down and a 2% buyer's agent commission. If a home offers less commission, your credit is smaller and we tell you before you make an offer. You never pay the difference.
Why we can do this
We only win if you buy, and buy well
A subscription earns more the longer you take. We earn nothing until you have your keys, so we want you ready, not rushed.
Technology makes it possible
Following more than 100 plans by hand would cost more than any family could pay. Our platform does the work, so serving you costs less, and that difference comes back to you.
We're a business, and we say so
Not a charity. The help already exists; our job is to make sure it reaches you, and we get paid for that when you buy.
Fair questions
Do I have to use your lender?
No. You can bring your own lender and we keep working with you.
Is the assistance a gift?
Usually not. Much of it is a deferred loan, often forgiven over time. We explain its terms before you decide.
What do I sign, and when?
Nothing to start. When you're ready to see homes, the brokerage signs a buyer agreement with you, as the law asks of any buyer's agent in Florida.
What if I'm not ready yet?
Then we tell you, with your month and what stands between you and it. We never push a family to buy before it's ready.
The help already exists. Your effort earns it. We make sure it reaches you.
Your effort. Your home.
