What you need to know, in thirty seconds

The help already exists
4 in 5

FHA home loans could have qualified for down payment help (Urban Institute and Down Payment Resource, 2022 data). Fewer than 1 in 5 FHA buyers used help from a government program (HUD, fiscal year 2025); many never knew it existed. In Florida, we estimate about 120,000 families a year qualify for down payment help and buy without it.

These two figures don't measure the same thing. “4 in 5” and “1 in 5” are national shares of FHA loans: Urban Institute and Down Payment Resource (2023, 2022 HMDA data, 10 largest U.S. metros); HUD, FHA Annual Report, FY 2025. “120,000” is our yearly count of Florida households: 343,750 home purchase loans in Florida in 2025 (Shimberg Center, University of Florida, HMDA data), times the 43.6% of all purchase loans that could qualify, measured in the 10 largest U.S. metros (Urban Institute and Down Payment Resource), times about 4 in 5 who don't use it, the rate for FHA buyers (HUD; conventional buyers use it even less).

Where the help comes from

Those who bought before help those who buy next.

In Florida, part of the tax paid on every home sale funds the local homebuyer programs of each county and city (the Sadowski Act and SHIP). It isn't a gift and it isn't charity: it's how a community helps its next homeowners get started.

estimated closing credit from Fund2Home, earned goal by goal

$10,000

≈ $12,700

estimated in total

An estimate of a closing credit, paid from the commission the seller pays only if you sign a buyer representation agreement with Miami New Realty and close with our team. It isn't a balance.

Example: a $420,000 home with an FHA loan and 3.5% down, and a 2% buyer's agent commission. Florida Assist is a second mortgage at 0% with no monthly payment. It isn't forgiven: it's repaid when you sell or transfer the home, refinance or pay off your first mortgage, or stop living in the home. It's for first-time buyers, with income and loan amount limits. Your numbers depend on your home, your household and your county.
